At New Beginnningz, we are investors too. But we can not buy every property that comes to us. In order to prevent us from having to turn down people that need our help, we give our database of investors the opportunity to either partner up with us or purchase them outright at fantastic prices. We constantly work with sellers and investors to make win-win situations so everyone is happy at the closing, from the investor to the seller to us. If you are a little scared or intimidated because you are new to the business, don't be. There is lots of free and cheap training out there to get you on the right foot. What does your company do?
We are a wholesale real estate company. We find properties that are 30%-60% under market value and network them out to “cash” buyers or purchase them ourselves. (back to top)
Are you licensed real estate agents?
Yes, we are a licensed real estate brokerage. All of our agents hold an active real estate license in the state of Florida. (back to top)
Can you get a conventional mortgage on your properties?
You can get a conventional mortgage on our properties only after you close on a property with either cash or hard money and then refinance. Most of our investors will do this only if they are going to keep the property as a rental. (back to top)
Do you offer any type of financing?
No, at this point we do not offer any financing but we do have relationships with many local hard money lenders that we can refer you to. (back to top)
Do I need to have good credit?
It depends on the hard money lender. All of them have different standards for lending but it always makes it easier if your credit is above at least a 600 credit score. (back to top)
Do your properties have clear title?
Yes, all properties will have clear title at closing. We will never let you purchase a property from our company without clear title. (back to top)
Am I obligated to buy anything?
No, you are never obligated to buy any properties no matter how many questions you ask or how many properties at which you look. We are here to help. (back to top)
Do you pay any commissions to licensed agents?
If you are a licensed agent and you have a client the interested in any of our properties, please add what you would like to make to the purchase price of the property and you will be paid your fee at closing. (back to top)
How long do closings take?
We prefer all properties to be closed within 2-3 weeks from the time we assign the properties to the investor. Sometimes things come up to delay that but we do what we can to keep within that time frame. (back to top)
Can I use my own title company?
It depends on who is paying for title. We prefer to use our title company because they are familiar with assignable contracts but if our investors have a company they prefer and the seller does not mind, then it is fine with us. (back to top)
Who pays for closing costs?
That depends on the property. It varies from one to another. (back to top)
Do I get an inspection period?
No, there is no inspection periods allowed. We ask that our investors do all their due diligence before securing the property. We welcome home inspections or any other type of inspection before putting down any deposits. (back to top) |
